Development Analysis

Site plan layout, city approval issues (zoning, density, etc.), anchor candidates, engineering.

Design and Entitlement Work

Complete design and development budget, proceed with city approvals (zoning, infrastructure, design approval), secure TIF incentives if possible.

Construction/Development

Finalize detailed construction and design specifications, obtain building permits and approvals, finalize competitive bidding, finalize lease negotiations, construction/occupancy.
